A simple process for a complicated system

You send the job. We handle everything between "submitted" and "issued," and we keep you updated along the way.

  1. Day one

    Send us the job

    Text, email or use the intake form: the job address, scope, contract value and any plans you have. We confirm the permit type and send you a document checklist specific to that municipality.

  2. Before submittal

    We prep & check the package

    We fill out the applications, line up signatures and the Notice of Commencement, and check every document against the checklist. Missing items get flagged before submittal, not after rejection.

  3. Submittal

    We submit & track

    We upload to the municipality's portal (or file in person where required), pay or coordinate fees, and track the review queue.

  4. Plan review

    We clear comments

    If reviewers leave comments, we break them down for you and your design professional, collect the corrections and resubmit quickly.

  5. Issued

    Permit issued, inspections scheduled

    You get the permit. Want us to keep going? We'll schedule inspections and handle close-out.

What we'll need from you

Requirements vary by municipality and permit type. We'll send an exact list, but most jobs need:

FAQ

Common questions

Do you pull the permit under your license?

No. The permit is issued to the licensed contractor (or the owner-builder). We prepare, submit and manage it for you as your authorized agent, using the documents and authorizations you provide.

Which areas do you cover?

Broward, Miami-Dade and Palm Beach counties, including the cities and the unincorporated county areas. Ask us about anywhere else in South Florida.

Can you take over a permit that's already submitted?

Yes. Stalled permits and permits with open comments are some of our most common requests. Send us the permit number and the latest comments.

Can you handle rush jobs?

Yes. Tell us your deadline when you submit the job. We'll prioritize it and tell you honestly what's realistic for that municipality.

How is pricing handled?

Flat fees per permit, published on our pricing page, so you know your cost up front. A 50% deposit starts the work and the balance is due on completion. City and county fees are separate and paid at cost.
